Member Resident Fees

Cougar Ridge Residents Association (CRRA) 2018 Member Resident Fees Are Due 29Jun2018

Attention Cougar Ridge Residents:  Please be on the lookout for your 2018 CRRA annual invoice in the mail. 

Who should be receiving this invoice? The CRRA fee is a legal requirement and has been registered with Alberta Land Titles as an encumbrance on each and every residential property that was developed wholly, or in partnership with United Communities Inc. In other words, each person with this encumbrance agreed to pay the mandatory annual fees when they purchased the property. This includes the newer Apex Development at Paskapoo Slopes, as well as all those homes developed by United Communities.

What is the 2018 annual fee? The 2018 fee is $104.65 +GST = $109.88.

This is a 1.6% increase over last year’s fee (as per CPI for Calgary).

When are my fees fee due? Fees are due June 29, 2018.

Please ensure your account is up-to-date and pay your fees on time to avoid interest and penalties.

 How do I pay my fees?

  • Cheques or cash are accepted. For e-transfers, please contact ACMS to arrange this.
  • Cheques should be made payable to the Cougar Ridge Residents Associationand all payments should be sent to our Management Company, ACMS.

Who is ACMS? Accredited Condominium Management Services (ACMS), is our Management Company.  They manage the CRRA account, financials and send out annual invoices on our behalf.

 How do I get more information about my account and who do I contact with questions? Email our ACMS Consultant Tomoko Sato at tomoko@acms.caor phone 403 253-7525, extension 4201.

Tips

  • Please include your home address with your payment.
  • Please advise ACMS when you sell your home.
  • If you are a renter, please deliver this invoice to your landlord immediately.

Why is important that I pay my fees? When member residents fail to pay their fees, not only is this not abiding by the encumbrance on your land title and unfair to other member residents, but it also means we can’t accomplish our landscaping and maintenance goals for that year. Late fees will incur interest and extra penalties.

 Who are we? The CRRA is a non-profit organization responsible for the ongoing maintenance of common spaces as well as landscaping enhancements in the community of Cougar Ridge. A volunteer Board of Directors manages the CRRA. Our mandateis the beautification of Cougar Ridge, through the management of neighbourhood enhancements such as flowerbeds, entrance areas, planters and extra landscaping and maintenance of city boulevards, medians and parks.   These enhancements are only possible through the annual CRRA fees.

Landscaping

Our contractor, Pixie Gardens, will be out in the community very soon.  They have already completed the cleanup of the beds, removal of winter planters, etc. You will soon see flowers planted on the boulevards, in the entrance areas, in all the planters throughout the community and in some of the parks.  In addition, more work will be done on the west tree berm.  We’re all eager to see Cougar Ridge in full bloom!

Note – Only those areas that are part of the CRRA (where member resident pay the annual fees) will have landscaping work.  Non paying areas only get the basic City of Calgary services (no enhanced landscaping beyond mowing).
